Construction costs vary with structure, material grades, and how much of a room must be opened. The packages below are planning retainers that produce a written scope, a sequenced calendar, and a construction estimate. Labor and materials are quoted after we see the rooms.

What is never hidden in a later invoice

Protection, daily cleanup, fastener hardware specified in the scope, and a reasonable allowance for existing-condition surprises are listed up front. If we find something behind a wall that changes the work, we pause and write an option instead of absorbing it silently into a vague extra.

Allowances for tile, fixtures, or lighting are named as allowances. If you later choose a higher grade, the difference is visible. If you choose a simpler product, the savings stay with you.
